In order to comply with the Colorado Warranty of Habitability (Colorado Revised Statutes 38-12-503), Colorado judicial law, and our internal Colorado Realty and Property Management standards, the below rent-ready items must be completed before we will fully advertise or rent a property.

Properties that meet these expectations lease faster, reduce vacancy time, and help ensure a better resident experience.

RENT-READY CHECKLIST

Exterior

  • Landscaping

    Fresh, clean, and well-maintained (mowed, edged, and trimmed)

  • Paint & Condition

    Exterior surfaces must be clean with no peeling or visible damage

  • Garage

    Completely cleared and broom-swept

  • Other

    Window wells must be properly covered. No tools, lawn equipment, or personal belongings left on-site

Interior

  • Appliances & Systems

    All appliances and mechanical systems must be fully operational

  • Carpet & Flooring

    Professionally cleaned with no stains or odors

  • Cleanliness

    Property should be in “white glove clean” condition—spotless, and move-in ready

  • Kitchen & Bathrooms

    Fresh caulking, free of mildew or buildup

  • Lighting

    All fixtures must have working, matching bulbs

  • Paint

    Clean and consistent throughout with no scuffs or patchwork touch-ups

  • Personal Property

    Property must be fully cleared—no furniture, supplies, shower curtains, window coverings, or stored items

  • Unfinished Areas

    Basements and storage spaces must be empty and broom-swept

Safety Requirements

Resident safety is a top priority, and all properties must meet the following standards:

  • Locks

    Secure, functioning locks on all exterior doors and windows.

  • Blinds

    Blinds installed in all bedrooms and bathrooms

  • Carbon Monoxide Detectors

    Installed within 15 feet of each bedroom (wall-mounted only)

  • Smoke Detectors

    Installed in every bedroom and on each level of the property

Pricing Strategy

Given current market conditions in the Colorado rental market, pricing should be aggressively competitive and may include strategic move-in incentives to attract strong applicants quickly.
