Property Management Explained

Property manager responsibilities include setting and collecting rent, handling maintenance requests, filling vacant units and potentially setting the budget for the property. Property managers often take care of property that real estate investors either do not live near or do not wish to personally manage. They also comply with the local landlord and real estate board laws and maintain the property. People often ask us what we do. Below is a list of what we do and what we don’t do.

Things We Do:

 

Full service property management

Although different property management companies have different definitions of full-service, it should be defined as everything that would serve a tenant and an owner, and handling all of the responsibilities as a landlord.

 

Manage single family homes, townhomes and condos, along with small apartment buildings

We do not manage big buildings with more than X units

 

Management of unfurnished, long term rentals

Our rental agreements are valid for 1 year, and renewable after that. We look for qualified residents who are looking to stay long term preferably.

 

Provide landlords with a hands-off, peace of mind experience

Landlords can be confident in our service and many years of experience. We want to give you sometime back in your day without having to worry about your rental property. Sit back and relax and let us handle it.

 

Follow the letter of the law, including all fair housing laws

We follow all current landlord tenant law in Colorado and nationally, and we often refer to Laws for Landlords as a reputable source of information.

 

Find and place highly qualified residents who are likely to renew for years to come

Accurate screening of tenants is a priority and is crucial in getting the right fit. We would like tenants who will stay with us long term, so we have an extensive screening process to make sure we get the best.

Things We Don’t Do:

A la carte options, such as leasing only

We only do full service property management. It keeps things simple and uncomplicated.

 

Management of unzoned top/bottom duplexes, buildings with a landlord occupied unit, or rent the by room properties

We like to keep things simple with little room for grey areas.

 

Short term and/or furnished rentals

Our years of experience has shown us that the most effective way to rent a property, where you get the best tenants, they stay for a long time, and you get the highest return on your investment, is to rent long term, unfurnished properties.

 

Call the landlord for every single item to get approval

We have a maintenance reserve, which we will use as per our agreement. This gies you peace of mind that we will sort out minor maintenance emergencies without you getting a phone call while you are standing in the que at King Soopers. We will handle it for you.

 

Break the law on behalf of an unethical landlord

We do not work with unethical landlords!

 

Manage your sister-in-law who is living in your rental and behind on rent

Having a landlord or their family living on the property makes it sometimes difficult for us to do our job effectively, and can complicate issues unnecessarily. We would like to show you how well we work if give the opportunity, and having too many outside parties involved usually complicates things.
