1. What are the landlord rules and regulations?

 You must be up to date on all fair housing laws and be familiar with the warranty of habitability process, as well as all state and federal guidelines that relate to being a landlord and having a residential property.

2. How to get the property rental ready.

You want to make sure that the property is clear of all personal belongings. You want to make sure that the paint is of a neutral modern color. You want to make sure that carpets are clean, or recently replaced with rental grade carpeting. There are some things you’ll need to consider first when converting your primary residence into a rental property. For example, you’ll need to reach out to your insurance agent to have your homeowner’s policy changed to a landlord policy. Additionally, you may want to check with your homeowner’s association to ensure that there are no rules or regulations around making your home or rental property.

4.  Do I need to change my homeowner’s insurance to landlord insurance?

As you become a landlord you will need to switch your policy from a homeowner’s policy to a landlord policy, because this gives you the correct protection that you need the residents will have their own renter’s insurance but you need to have insurance to cover you as the landlord.

It’s important to run the numbers to ensure that the property in question is aligned with your goals as a landlord, when adding another property to your portfolio.
