Denver Recycle, Compost, Trash Program

We asked Denver Trash about the new ordinance for trash, compost and recycling. This is what they said:

1. Was this already rolled out to the residents in Denver?

-Yes! via Mail, Email, News, Website & TV. Safe to say that the public is already aware of the Denver trash situation, it is just a matter of rolling out the official information to all the tenants in our Denver rental properties.

2. Why was this new trash ordinance implemented, and for what reason/s?

-Fees are to cover service & handling.
-Denver general funds are being used up for trash handling services.
-Operation, man-power, machinery cost, fuel, etc.

3. Will the new tenants need to call to have their trash services set up?

-Yes, their property manager can assist them to be added to the account by securing 2 required details which are the Account # and Parcel ID #.

4. What benefits can residents gain with this?

-They receive a recycling and compost weekly service for free.
-This helps the city reach its goal to divert more waste away from landfills.
-With this new ordinance, recycling and composting will become a free weekly service and people will pay a fee for the total amount of trash they toss out.

5. New Ordinance Goal

-To encourage people to throw away less and recycle and compost more.

How can Colorado Realty and Property Management, Inc. can help landlords with this?

The city cannot give property managers the Account number, for this, we will need to reach out to the Owners/Landlords of the property/properties.

If Account numbers and Parcel ID numbers are both obtained, then we can go ahead and transition the property by constantly rolling out the information in detail for the new Denver trash update to the residents, and also adding all the tenants in all the Denver properties under our management to the Denver trash account system for them to receive all trash bills moving forward.

Trash Billing and Charges

Charges range from $9 per month for a small bin, $13 per month for a medium-sized bin, to $21 per month for a large bin. As we can see on the sample bill, this is going to be charged quarterly or every three months for the service. Bills/Invoices were already rolled out ahead with corresponding due dates on each bill. On the sample bill, the total charge was $63 because residents have (1 Large Cart = $21) x (3 months of service charges) = total of $63. There also seems to be a $9 phased service roll-out credit deducted from the total amount which brings it down to just $54. Based on the information gathered from Denver Trash, other residents will need to pay at least the minimum fee of $9/month. Fees have been set based on the cost of collection services at all eligible homes, and all eligible residences must pay the fee or be covered by a rebate. Seems like this property has received a $9 rebate due to being eligible for the collection service. It might mean they’re not too far from the collection facility/area that’s why they got a $9 rebate. (remains to be confirmed)
