General expectations
- If the property has a deck, it must be safe. i.e. no water damage, rotting etc.
- If the property has a fireplace, it must be cleaned and in working order. If an inspection
is necessary, Colorado Realty and Property Management will require one to be
performed. (ex. Gas smell from fireplace, pilot light issues etc.) - All in-operable appliances, locks, windows, doors, smoke detectors, CO (carbon
monoxide) detectors or miscellaneous maintenance items must be remedied and fixed
prior to tenant move-in.
Move-Out Cleaning Checklist
If you hire a third party, we recommend using a vendor provided by Colorado Realty and
Property Management as they know our standard of cleanliness. We expect the property to be
in “white glove clean” condition, with all health and safety items remedied before tenant(s)
move-in.
Living Room
- Carpet: Cleaned/vacuumed (Please see carpet section below)
- Walls: all hanging items removed, wiped down, free of dirt and scuff marks
- Smoke/CO detectors: Batteries must be replaced, unit attached and in proper working
order. Must have the year of installation marked on the detector. - Blinds/Windows: must be cleaned and in proper working order ( If yellow or non
functioning blinds need to be replaced) - Window screens: undamaged and properly attached
Kitchen
- Sink/Countertops: wiped down and cleaned
- Stovetop, oven & drip pans: cleaned and free of all debris
- Oven/Oven drawer: cleaned and emptied
- Refrigerator/freezer: emptied, cleaned and odor free
- If the Refrigerator comes with water dispenser, the water filter needs to be replaced
- Confirm water / ice dispenser is operable and must be maintained regularly. If not in
working order, landlord must disclose this. - Microwave: emptied and cleaned
- Cupboards/drawers: emptied and wiped inside and outside
- Dishwasher: emptied, wiped down and in proper working order
- Garbage disposal: free of debris, in proper working order and odor free
- Floor: swept, mopped and free of scuff marks
- Wash walls
- Update fire extinguisher with dated tag and lever under the kitchen sink
- Smoke alarm and carbon alarm installed within 15 ft, Batteries must be replaced, unit
attached and in proper working order. Must have the year of installation marked on the
detector.
Washer/Dryer:
- All personal property removed from inside machines
- In proper working order, cleaned and wiped down
- Lint removed from lint trap of dryer
- Duct to dryer must be cleaned out.
- Closet(s): Cleaned and all personal property removed, including hangers
- Wash walls
- Wall shelving must be secure and able to hold all belongings
Patio
- All personal property and trash removed
- Patio surface: swept and cleaned
- Patio storage needs to be swept out
- Wipe out patio slider tracks
Bathroom(s)
- Make sure that all exhaust fans in bathrooms are operable. If the bathroom has a
window, exhaust fan is not necessarily needed. - Blinds will be required if bathroom does have windows and it is not frosted.
- Make sure caulking is not deteriorating and needs to be redone
- Any caulking that is deteriorating must be redone
- Remove all personal property, litter and trash
- Do not leave shower curtain, cleaning supplies or toilet paper
- Floor: swept, mopped and free of scuff marks
- Sinks/countertops: wiped down and cleaned
- Mirrors: wiped down and cleaned
- Tub/shower: wiped down and cleaned (no soap scum marks)
- Toilet: wiped down and cleaned (notify office if your toilet constantly runs)
- Wash walls
Bedroom(s)
- Remove all personal property, litter and trash
- Carpets: cleaned and vacuumed
- Walls: all hanging items removed, wiped down and free of dirt and scuff marks
- Doors: wiped down and in proper working order
- Blinds/windows: must be cleaned and in proper working order (All bedrooms must
have blinds, if yellow or non functioning they will need t be replaced) - Window screen: undamaged and in proper working order
- Smoke alarm inside bedroom, also both smoke & carbon alarm installed within 15 ft of
bedroom. Batteries must be replaced, unit attached and in proper working order. Must
have the year of installation marked on the detector. - Wash walls
Carpet
- Must be vacuumed first
- Must be cleaned by vehicle hook up through a professional cleaning company with
receipts provided. We are happy to provide a recommendation for a vendor. If you do
not provide a receipt we will arrange to clean the carpets at the landlord’s expense –
Must be free of stains, debris and odor. - **Please note that carpet has a life expectancy of 4-6 years. If carpet is not up to
Colorado Realty and Property Management standard it will need to be replaced
To Replace
- Furnace filter – Furnace must been cleaned and serviced if needed (please provide the
filter size) - Burned out light bulbs. All light bulbs replaced must match the type of bulb required, ie.,
do not replace flood lights with standard bulbs, etc. - Smoke detector batteries. If smoke detectors are not working, please replace them (or
we will do it at your cost). They must be up-to-date and to code (in all bedrooms and 15
feet from any and all bedrooms). Do not leave detectors removed or without batteries.
Must be marked with the date of installation. - Broken door stops.
- Batteries in CO (Carbon monoxide) detectors. CO detectors must be up-to-date, to code
(15 feet from any and all bedrooms) and battery operated. We do not accept plug in CO
detectors.
Landscaping
- Remove all personal belongings, trash, debris and pick-up all animal droppings.
- Make sure the lawn/grounds are weeded and mowed one last time.
- Clean weeds and trash from all window wells.
- Search for any potential dead trees on property that may need removal or trimming
- Check for potential wasps and bees nests as they need to be removed
- If the outside of the property has cobwebs the property needs to be power washed.
Trash
- Please empty any remaining trash bins. Cans/Bins must be empty upon move-out.
You will be charged a fee from a junk removal vendor which is much higher than a
traditional trash pick-up.
Paint
- All touch-ups need to match the existing color and the edges blended. If you cannot
blend the paint, you will need to repaint the entire wall, do not leave a “polka dotted”
wall where touch ups do not match! It is always recommended to paint custom colored
walls back to a neutral color. Remove all nails, mollies, screws, hooks, etc. from walls and
repair damage. - If paint is worn, in bad condition or older than 6 years old it will need to be completely
repainted - If paint is needed Colorado Realty and Property Management suggests walls be painted
Worldly Grey SW 7043.
General / Misc. Items
- All personal belongings must be removed from the property – With the exception of
lawn care items (mower, weed wacker, etc.), filters, and/ or light bulbs for the property. - Wash all walls
- Wash all Doors (Finger print free)
- Clean all appliances (inside and outside)
- Pull appliances out to be able to clean underneath and behind.
- Clean all ceiling fan blades
- Clean vents/air returns
- If vents are rusty or beat up, they may need to be replaced
- Wipe off all baseboards
- Remove all cobwebs
- Remove all nails/screws and tape
- Holes in the wall are required to be spackled and touched up with paint
- Clean all windows and window tracks
- Verify doorbell in working condition
- Garage remotes: If the property has a 2 car garage, there will need to be 2 remotes.
- Garage must be swept and cleaned out
- Windows are functioning properly (Opening, closing and locking)
- If there is a fence on the property, be sure that it latches/opens & closes properly
- If the property has any pet damage of any kind, please be sure to fix these items before
the tenant moves in - All switch plates and electrical outlets need to be in place
- No wires exposed (Safety & liability concern)
